How to serve an eviction notice in Oklahoma

Serving the notice correctly matters — if service is defective, the judge can dismiss your case and you start over. Oklahoma law allows three methods:

  1. Personal delivery: hand the notice directly to the tenant.
  2. Substitute delivery: if the tenant can't be found, deliver it to a family member of the tenant who is over 12 years old and lives at the property.
  3. Posting and mailing: if neither is possible, post the notice in a conspicuous place on the unit (the front door) and mail a copy to the tenant by certified mail.
